We are passionate about the home building industry and have a desire to make a meaningful impact on the community we serve.We are currently expanding our senior management team and are seeking an experienced contracts professional to join us as our new Contracts Manager.   If you are in search of a challenging new opportunity where you can bring your experience to a supportive team that will deeply value your contract management expertise, then you might just be the person we’re looking for.Contracts Manager:In this role, you will be responsible for professionally tendering, negotiating, and managing all contracts relating to our existing and future mid-rise and low-rise residential communities. A principal function of your role will be to engage with sub-trades and supplier networks to hire them for the various tasks required to build and construct our homes.In executing your responsibilities, you will work closely with all key departments and stakeholders including construction, sales and marketing, accounting, architects and consulting engineers. Your ability to collaborate across teams, communicate clearly, and negotiate tactfully and confidently will be the foundation of your success in this position.Specifically, you will:* Develop written scopes of work for each trade category (e.g. electrical, plumbing, roofing, carpentry, etc.)* Prepare price forms* Issue tenders to various trades, negotiate prices, and successfully manage project tenders* Execute legal contracts to the trades with the support of a Contracts Assistant* Execute any price changes or re-negotiations effectively and efficiently* Provide coordination and support to the sites for any contract related issue resolution – answering questions from site teams, troubleshooting on-site issues, providing guidance and clarity on drawing interpretations, etc.You’re perfect for this role because you have a deep understanding of the homebuilding industry and the key trade partners, suppliers and consultants involved within the GTHA and South Simcoe low-rise and mid-rise markets.You’ll thrive as part of our team because you:* Work with integrity – you don’t do anything that isn’t in the interest of the customer and the organization in the long-term. Whether it’s during work hours or at our annual holiday party, we foster a positive and collaborative environment where everyone feels welcomed and valued. Qualifications:* Significant experience (7-10 years) in construction contract management or administration, preferably in the mid-rise and low-rise homebuilding market* Deep understanding of the home building industry and the key trade partners, suppliers, and consultants involved within the GTHA and South Simcoe low-rise and mid-rise markets* Experience with a homebuilding ERP software (e.g. NewStar Homebuilder software or similar)* Proficiency with MS Office (Word, Outlook, Excel, Project)* Post-secondary education in a construction related field (civil, architectural, construction management, or similar)* Driver’s license and access to a reliable vehicle* Any relevant professional designations would be an asset (PMP, P.
